A modern EPDM rubber flat roof has a lifespan of 25–30 years with minimal maintenance. The old felt roofs that gave flat roofs a bad reputation typically lasted 10–15 years. EPDM comes with a 20-year manufacturer's guarantee.
No. Replacing a roof with the same or similar materials doesn't require planning permission. However, if you're changing the roof type or adding roof lights, you may need to check with the council. Properties in conservation areas may have additional restrictions.
We recommend EPDM rubber roofing for all flat roofs. It's seamless, UV-resistant, has a 25+ year lifespan and comes with a 20-year guarantee. GRP fibreglass is also excellent but slightly more expensive. We no longer install felt roofing.
